We put our best foot forward for many reasons - the biggest being that this is where data is pulled for all other web-sites that will show your home for sale. The MLS is the Realtor database. This is where Realtors search for their buyers - WE WANT TO STAND OUT. Crisp, Vivid Pictures, Concise, Eloquent Descriptions and Accurate Representations of the home are crucial to being noticed. Having a solid listing in the MLS lays the foundation for where all that data ultimately ends up....
All of the Real Estate IDX MLS search sites pull from the MLS database. So, since we have a well worded and presented listing in the MLS, it will translate nicely to all of the IDX MLS sites. The last number that I heard was that there were over 4,000 of these sites out there, so we will be on them all. Again, the better presented, the better chance of landing a showing.
List Hub (which I subscribe) syndicates your listing to over 30 other web-sites (Denver Post, Google, Yahoo, Zillow, etc...). They use information downloaded from the MLS to then convey to these sites. The same tenet holds true - a well worded and presented MLS listing will translate that way to all 30+ sites that use this data. Hence, more showings on your home!!!
Typically, this will be "YourAddress.com"....for example, go to www.2754Pemberly,com, read the description, and enter the gallery at the bottom of the page. What I am able to do with this site is elaborate on why people should buy your home. I am not handcuffed with only so many characters I can enter in any given box - I can offer as detailed a description of all the benefits/ features of your home as possible. I believe that as people get drawn to a property, they search out all possible information that they can and this can be used to sell your home and gain showings. With this web-site, I am also able to offer a gallery of photo's (25-35+) and basically walk potential buyers through your home while extolling all of your home's selling points. People love virtual tours and if that's what they want, that's what I'll give them. If someone clicks (from any site) for more information on your property, then we want them to stick around and a professional virtual tour will help us accomplish that. Again, if someone likes the description of your home, they will want to get as much information as possible on the home. With your own unique web-site and virtual tour, they will know your house intimately even before any showing. This Virtual Tour will offer up to 6 panoramas + 25 still photographs. As with everything else, this is about putting your best foot forward. I pay Realtor.com to enhance your listing. Realtor.com is the biggest real estate search engine out there, so it makes sense to enhance your home as much as possible. Realtor.com probably will account for the most "property views" compared to any other site out there. We want potential buyers to click on your home and to stay for awhile - view your home, your virtual tour, your unique web-site walk through, etc....
This is accomplished by adding more pictures to their gallery, adding your virtual tour, adding your unique web-site, adding extra and scrolling text, and more. Whatever I can do to compel buyers to take a look at your home, I will.
Color is king when it comes to providing the best possible impression of your home. There will be 4 photo's on the front page along with a detailed description of your home on the back side of the brochure. Again. best foot forward - links to the virtual tour, and your unique property web-site, plus a lot more. A brochure's job is to get potential buyers from the front yard through the front door.
A highly visible "FOR SALE" sign will be placed prominently in your yard (or window for townhome/ condo) along with brochures ( color / black & white as back up). Everything helps when trying to get your home sold.
This is the most widely searched classified's web-site out there. I will place a highly effective ad a minimum of once a week, most often more. Craigslist is a very effective way to gain additional showings on your home.
